Disclaimer: Class 1/2 (definitive/detailed) mechanical estimate built from a bill-of-material takeoff with BC-market unit pricing and MCAA labour units adjusted per the selected labour-unit tier. Accuracy depends on takeoff completeness and current supplier pricing — copper, steel pipe, sheet metal and equipment lead times in BC are volatile; confirm boilers, RTUs, chillers and VRF with supplier quotes before bid day. Permit fees approximate municipal plumbing + Technical Safety BC gas schedules. PST (7%) applied to materials as contractor cost; GST (5%) shown on selling price.
